But sales at lake communities within easy driving distance of Edmonton remain sluggish, real estate agents say.6 B+ k3 v* i. x- h/ r

The 2010 ReMax Recreational Property Report said sales in the first three months of the year rose in 79 per cent of the nearly 50 communities it studied, while starting prices were up marginally in 43 per cent of the markets.) m$ ^5 d4 L1 i9 \: z3 A) E5 _

"Stronger-than-expected economic recovery, combined with additional incentives such as rising interest rates, stricter lending criteria and a new sales tax have served to kick-start activity in recreational property markets from coast to coast," said Elton Ash, regional executive vice-president of ReMax of Western Canada.9 V7 P& q4 S- z
0 S( k- o) D4 D3 A"Entry-level product is experiencing the greatest demand this year, as value-driven purchasers look to stretch their dollar as far as it will go. This is especially true in Western Canada, where values have softened considerably year-over-year, but are now starting to firm up."' ?2 [' ]/ q3 G4 W

The report surveyed only two Alberta resort communities: Sylvan Lake and Canmore.

8 z4 t2 ~/ a. J* n- k7 _Sylvan Lake waterfront property prices are the highest in the country so far this year even though they remain below boom-time levels, ReMax said. The average price of a three-bedroom winterized property on the lake climbed to $1.2 million, up $75,000 from 2009, but still $50,000 below 2008, ReMax said.

! T$ p% N5 v+ Y- Z: U* O0 WPrices in the popular lake community topped those in Vernon's Okanagan Valley, where a similar property costs $1.15 million.

But "buyers in Sylvan Lake continue to sit on the sidelines," said the report. It said purchasers are being lost to "bargain U.S. markets.", F* \5 ?& G5 e" z
" A0 T# g' l$ j6 Q; }% j8 nSo far this year, no waterfront properties have sold and a handful of back-row units have sold under $500,000, it said.

Oil executives aged 35 to 45 with young children now outnumber baby boomers as the most active buyer in the market, according to ReMax.

"Most are seeking turnkey cottages within one hour's drive of Calgary or Edmonton," said the report. "Sylvan Lake remains most popular, followed by Pigeon Lake and Gull Lake. The latter, although slightly further, offers value-minded purchasers additional options, with starting prices approximately $400,000 less than at Sylvan Lake."

( p# s9 ?& W2 w# {0 SCanmore prices are down sharply. A two-bedroom condo in the community on the doorstep of Banff National Park costs $270,000. That's down from $295,000 in 2009 and $320,000 in 2008.

But the report said the number of units sold in Canmore was up a substantial 130 per cent over a year ago to 90 properties between January and March compared to 39 sales for the same period in 2009.: t3 q# Q3 x1 F7 a
/ k& ?. u. X+ o4 j+ mRealtors who do business at other Edmonton-area lakes not covered in the report said sales are well below 2008 levels.

"It's better at this time than it was the same time last year; however, in between it's been pretty slow," said Bob Porter, of Royal LePage Parkland Agencies, whose office is at Pigeon Lake.

Porter said more buyers are going to U.S. markets like Phoenix and Palm Springs. His listing prices are down about 25 to 30 per cent from the highs of 2008, he said.1 [2 k# p {+ h8 q: [! u$ H

"Even the ones that are selling, the sellers are having to take anywhere from six to 12 per cent less to get them sold."

$ L* ^/ u6 @2 R* e* R1 @Demand, especially for properties listed over $600,000, is slow because asking prices are too high, he said.
